What FRA Flow does

A short tour of FRA Flow for fire risk assessors, reviewers, and compliance leads at UK housing contractors.

FRA Flow is a fire risk assessment tool built for UK housing contractors. It replaces the Word-template-and-Dropbox shuffle most practices still run with a single audited workflow: capture on site, draft the report with AI assistance, review and sign off, archive the evidence trail.

Who it is for

  • Assessors working blocks of flats with an iPad. FRA Flow runs offline, so a missing 4G bar in a basement does not stop the visit.
  • Reviewers doing the second-pair-of-eyes pass before the report goes to the landlord. Reviewers get a queue, paragraphs linked to the evidence they came from, and a sign-off step.
  • Practice owners who need every report defensible if challenged. Every paragraph carries a record of what evidence the AI was given and what it cited back.

The end-to-end flow

  1. Pre-flight. Open an assessment on the iPad before you leave the office. FRA Flow caches the property, the previous FRA, and the BS 9792:2025 section template onto the device. The visit then runs without a network.
  2. Capture. Walk the building. Tap a quick-add chip to register a location. Tap "+ Observation". Photo, voice, or type. Each capture compresses, classifies, transcribes, all in the background once you reconnect.
  3. Generate draft. Back at the desk, tap Generate draft. FRA Flow writes the report's narrative paragraphs, one slot at a time, drawing on the structured observations you captured. A first draft lands in seconds.
  4. Review. The reviewer walks the report top to bottom. Each AI paragraph has a Show source panel listing the observations the AI was given and the observations it claimed to use. Coverage gaps and citation mismatches are flagged automatically.
  5. Sign off. Once the reviewer is happy, they sign off. FRA Flow stamps the version, freezes the audit metadata on every paragraph, and archives the evidence pack alongside the PDF.

Why a workflow tool, not just a form

The site visit is the easy part. Write-up, review, and reformatting into something the landlord will accept eats most of the assessor day. FRA Flow's value is in the seam between capture and report: every observation lands in the right BS 9792 section, every AI paragraph traces back to the observations it used, and the reviewer's QA is exception-led rather than line-by-line.

What FRA Flow does not do

It is not a property management system. It does not replace your CRM, your invoicing, or your scheduling tool. It is a focused capture-to-signed-report tool for fire risk assessments. Property, landlord, and dutyholder records exist only to anchor assessments.
